Design Phase

■    Land Use Planning / Site Planning

Placing of the structure or structures within the context of the surrounding environment with consideration for the owner’s program, budget, etc.

■    Schematic Design

Translation of the owner’s requirements for the project into a working design that functions correctly for the end users of the facility.

■    Design Development & Construction Documents

Refining of the schematic design through the filters of the building code, life safety code, model energy code, accessibility guidelines, local ordinances, etc. to produce working drawings and specifications ready for the contractor’s use in constructing the project.

■    Value Engineering / Cost Benefit Analysis

There are many construction types and materials to choose from.  We can assist the owner in choosing the right ones for their project.

■    Engineering Systems Coordination

As the coordinating professional, we review the work of all the engineering and specialty consultants for your project.  This helps to insure a smooth transition from the drawings to the finished project.

Bidding Phase

■    Preparing Bid Documents

Compile the drawings and specifications of all the consultants, create the invitation to bid, and the instructions to bidders.

■    Advertising for Bids

Whether the bid opening is public or private, and whether the invitation to bid is publicized or by invitation only, all necessary arrangements are made to get bidding documents in the hands of interested and qualified bidders.

■    Bid Opening / Comparison

Prepare a unique spreadsheet that allows quick, accurate comparison of bids.  We explain the ramifications of alternates and help guide the owner through the selection process.

■    Contract Negotiation

Assist the owner in understanding the language of the construction contract.  Explain the construction process and facilitate good communication with the contractor.

Construction Phase

■    Review of Contractor Submissions

Submissions are compared to the contract documents to insure compliance with the design intent.

■    Shop Drawing Review

Review of drawings made by the general contractor that are required for completion of the work (i.e. Profile and layout drawings for pre fabricated roof trusses)

■    Construction Observation

We are your representative on site.

■    Draw Request Monitoring

Verification that work completed matches contractor pay requests.
